Quick Answer
Real estate website design in Ghana costs from GHS 6,000 for a professional agency site and from GHS 15,000 for a custom listings portal with search, agent dashboards and CRM. Doctor Barns Tech in Accra builds both in 2–12 weeks, with WhatsApp lead capture, video tours, diaspora-friendly enquiry flows and title-verification guidance. You own the code and the domain.
Real estate website design in Ghana is not about pretty photos of a swimming pool in East Legon. It's about one thing: getting a serious buyer, often sitting in London, Houston or Toronto, to trust you enough to send a WhatsApp message and then a deposit.
I'm Dr. Barns, founder of Doctor Barns Tech in Accra. When developers, agents and landlords come to us, I hear the same worries again and again:
- "Buyers in the diaspora have been burned before. How do I prove I'm not another land scam?"
- "I post on Instagram and the classifieds, the enquiries come in, but most are time-wasters asking 'last price?'"
- "My listings go stale. The house sold three months ago and it's still on the site."
- "A freelancer built my site on a template, then vanished. I can't even add a new property."
- "How much should a proper property website cost, and what should it actually include?"
This guide answers every one of those. I'll show you the features that matter, how to build trust around land title (without pretending a website replaces due diligence), how to route leads straight to WhatsApp, what it costs in cedis, and the exact process we follow. Straight talk, no fluff.
What makes a good real estate website in Ghana?
A good real estate website in Ghana does three jobs: it shows accurate, current listings that are easy to filter on a phone; it proves you're legitimate before the buyer ever calls; and it turns interest into a qualified WhatsApp or phone conversation within seconds.
Most property sites fail at the second job. They show houses. They don't show why you can be trusted with someone's life savings. In a market where buyers worry about multiple sales of the same plot, fake documents and agents who disappear, trust is the product. The house is just the reason they came.
So every design decision we make on a property site answers one of three questions:
- Can the buyer find the right property in under a minute on a phone with patchy data?
- Does the buyer believe this company is real, regulated and accountable?
- Is it effortless for the buyer to start a conversation, and does that conversation reach the right agent with the property already identified?
Which features does a real estate website need?
The must-haves are searchable listings with filters, a detailed property page with photos, video and location, a one-tap WhatsApp enquiry that names the listing, and a clear "about us and credentials" section. Everything else (mortgage calculators, saved searches, agent portals) depends on your size.
Listings and search
- Filters that match how Ghanaians search: location (East Legon, Cantonments, Airport Residential, Spintex, Tema Community 25, Kumasi's Ahodwo), property type, bedrooms, price range in GHS and USD, for sale or rent, furnished or not.
- Dual currency display with the currency you actually transact in stated clearly, so nobody is confused by a converted figure.
- Status labels: available, under offer, sold or let. Sold listings can stay as proof of activity, clearly marked, rather than pretending they're still for sale.
- Off-plan projects with phases, floor plans, unit types and payment plan schedules.
- Land listings with plot size, the type of interest being offered (for example leasehold and the remaining term), and the documents available for inspection.
The property page
- A gallery of compressed, fast-loading photos. Big images are the number-one reason property sites crawl on mobile data.
- Walk-through video or a 360-degree virtual tour (more on this below).
- A map showing the general area, with an option to hide the exact pin until a viewing is booked, for security.
- Key facts in a scannable table: size, bedrooms, bathrooms, parking, power backup, water source, service charge, completion date for off-plan.
- A "documents available" panel listing what the buyer's lawyer can inspect: site plan, indenture, land title certificate or deed registration, building permit.
- A sticky enquiry bar: WhatsApp, call, book a viewing, all pre-filled with the property reference.
Lead capture and follow-up
- WhatsApp click-to-chat buttons that open a message already containing the listing name and reference code.
- Short enquiry forms (name, phone, country, budget, timeline) that send to email and to the assigned agent's WhatsApp.
- Viewing booking with available slots, including virtual viewings by video call for overseas buyers.
- A simple CRM so every lead is logged, assigned and followed up, rather than lost in someone's personal phone.
Trust and credibility
- Company registration details, office address you can visit, named team members with photos.
- Your Real Estate Agency Council licence details, if you act as an agent or broker.
- A "how to buy safely" guide explaining searches, documents and payment methods.
- Completed projects with dates and photos, and only real, attributable testimonials.
How do you build trust around land title on a property website?
You build trust by being transparent about documents and process, not by promising that a property is "100% verified". Tell buyers which documents exist, invite them to have their own lawyer run an official search at the Lands Commission, and explain the steps clearly on your site.
Here's what I mean, with facts you can link to:
- Official searches. The Lands Commission's client service charter lists official searches with a stated timeline of 14 working days. For Greater Accra, the charter lists a fee of GHS 155 for up to one acre, and it notes its fees are under revision, so buyers should confirm the current charge with the Commission.
- Registration steps. The Ghana Investment Promotion Centre's land acquisition guide walks through due diligence, the site plan, the indenture, stamping, and registration for private, family, stool and state land.
- Foreign buyers. The same GIPC guide states that lease terms for non-Ghanaians are 50 years, against 99 years for Ghanaians. If you sell to foreign nationals, say this plainly on your site. Surprises at the lawyer's office kill deals.
- Agent licensing. The Real Estate Agency Act, 2020 (Act 1047) set up the Real Estate Agency Council to license agents and brokers. The Council has publicly stressed that unlicensed practice is an offence and has pushed for payments in the sector to go through banks or electronic transfer rather than cash; check its current guidance before you publish payment instructions.
Put that together and your site can carry a section like "How to buy from us safely": what documents you hold, that payments go only to a named company bank account, that you welcome the buyer's lawyer running their own search, and that you'll never ask for cash. That one page will do more for diaspora conversions than any drone shot.
One important line: your website must never claim to replace legal due diligence. We design these sections to inform and to point buyers to the right authorities. Their lawyer still does the search. That honesty is itself a trust signal.
How do you design a real estate website for diaspora buyers?
Design for someone who has never seen the neighbourhood, can't drop by on Saturday, is nervous about fraud and is in a different time zone. That means video-first property pages, prices in a currency they understand, scheduled video viewings, and a clear, documented buying process.
Diaspora buyers are often your highest-value clients, and the most cautious. Here's what we build for them:
- Time-zone friendly booking. A viewing calendar that shows slots in the buyer's local time, with video viewings by WhatsApp video or a meeting link.
- Neighbourhood guides. A page per area (East Legon, Tema, Oyarifa, Kumasi) covering roads, schools, hospitals, power and water reliability in honest terms, and typical commute times. These pages also rank well on Google for searches like "houses for sale in East Legon".
- Construction progress updates for off-plan projects: dated photo and video logs per phase, so buyers abroad can see their money turning into blocks and roofing sheets.
- Document request flow. A form where the buyer's lawyer can request copies of the site plan and title documents, logged in your CRM.
- Payment clarity. A page stating exactly how payments are made (company bank account details, the currency, the stages) and a warning that your staff will never request payment to a personal account or MoMo number.
Say you're a developer selling 24 townhouses in Oyarifa. A buyer in Manchester sees an Instagram reel, clicks through, watches a 3-minute walk-through, reads the buying guide, books a Saturday 10:00 UK-time video viewing, and her lawyer in Accra requests documents the same day. That's the journey we design for. Every step is on your website, not scattered across five DMs.
Are virtual tours worth it for property listings in Ghana?
For premium homes, off-plan projects and anything marketed to overseas buyers, yes. A simple walk-through video shot on a good phone is the minimum; a 360-degree tour is worth it for high-value listings. For low-priced rentals, good photos and a short video are usually enough.
| Format | Best for | Pros | Cons |
|---|---|---|---|
| Photo gallery only | Budget rentals, quick listings | Cheap, fast, light on data | Least convincing for remote buyers |
| Walk-through video | Most sales listings, mid-range rentals | Shows flow and finish; easy to share on WhatsApp and TikTok | Needs decent filming and editing |
| 360-degree virtual tour | Premium homes, show units, diaspora marketing | Buyer explores at their own pace; strong trust signal | Higher cost; heavier on data, so must load on demand |
| Live video viewing | Serious buyers abroad | Buyer asks questions in real time; feels personal | Needs a staff member on site at the scheduled time |
Technical point most designers miss: never auto-load a heavy 360 tour or video when the page opens. On mobile data in Ghana, that's how you lose the visitor before the first photo appears. We load tours only when the visitor taps "Start tour", and we host video in a way that streams efficiently.
How should leads go from the website to WhatsApp?
Every enquiry button should open WhatsApp with a pre-written message that names the property and its reference, and route that chat to the right agent. At the same time, the lead should be logged in a CRM so nobody falls through the cracks when an agent leaves or changes their number.
Here's the flow we build:
- The buyer taps "Chat on WhatsApp" on a listing.
- WhatsApp opens with a message like: "Hi, I'm interested in the 4-bed townhouse in Oyarifa (Ref OY-12). Is it still available?"
- The website logs the click against that listing and source (Google, Instagram, Facebook ad), so you know which marketing works.
- The chat reaches the agent assigned to that project, or a shared company WhatsApp Business number.
- If the buyer fills a form instead, the lead lands in the CRM with budget and timeline, and the agent gets an instant alert.
- Uncontacted leads trigger a reminder to the sales manager after a set time.
The phrase "last price?" disappears when your listing page already answers price, payment plan and documents. The leads that come through are the ones who've read it all. For deeper setup, see our complete guide to WhatsApp Business for Ghanaian companies, and if you want automated replies and qualification, our WhatsApp chatbot guide covers what that involves. If your team handles more than a handful of leads a week, a proper custom CRM for your sales pipeline pays for itself quickly.
Can a real estate website take payments online?
It can take booking fees, viewing deposits, reservation fees and rent through a payment gateway such as Paystack or Hubtel, including Mobile Money and cards. For the main purchase price, most developers and buyers still use bank transfers with proper documentation, and the website should explain that clearly.
Useful online payments for property businesses:
- Reservation fees on off-plan units, to hold a unit while the buyer's lawyer works.
- Rent and service charge collection for property managers, with automatic receipts.
- Short-let bookings for serviced apartments.
- Paid site-visit packages for overseas buyers who want a staff member to film a custom tour.
On fees: Paystack's published Ghana pricing currently shows 1.95% per transaction for local payments (including Mobile Money) and international cards, with volume discounts available. Rates change, so check the current figure before you price a service. Our payment integration service starts from GHS 3,000 and connects these flows to your site and receipts.
Given the Real Estate Agency Council's push for a cashless sector, online and bank payments with automatic records aren't just convenient. They're how a well-run agency should operate.
How much does real estate website design cost in Ghana?
At Doctor Barns Tech, a professional real estate website starts at GHS 6,000, a custom listings portal starts at GHS 15,000, and a multi-agency property marketplace starts at GHS 30,000. Ongoing SEO to rank for property searches starts at GHS 1,500 per month.
| Package | Price (GHS) | Timeline | Best for | What you get |
|---|---|---|---|---|

| Business Professional | 6,000 | 2–5 weeks | Agencies and developers with regularly changing stock | 10+ pages, CMS so you add listings yourself, blog, WhatsApp integration, advanced SEO, 3 months support |
| Custom listings portal | From 15,000 | 6–12 weeks | Developers with multiple projects, agencies with many agents | Advanced search and filters, agent dashboards, lead routing, viewing bookings, document requests, virtual tour support |
| Property CRM | From 15,000 | Scoped per project | Sales teams handling many leads | Pipeline, assignment, follow-up reminders, source tracking, reporting |

What cheap property website quotes leave out
- A real CMS for listings. If you must call the developer to add a house, the site will be out of date within a month.
- Image optimisation. Uploading 8MB phone photos makes the site unusable on mobile data.
- Listing status management. No "sold" or "let" flags, so buyers chase properties that are gone and lose trust.
- Lead tracking. WhatsApp buttons with no logging, so you never know which listings or ads produce buyers.
- SEO structure. One page for all properties instead of indexable pages per listing and per area.
- Ownership. The domain registered in the freelancer's name. When they disappear, so does your web address.
Should I use a property portal or build my own real estate website?
Use both, for different jobs. Property portals and social media give you reach; your own website gives you trust, control and leads you don't share with competitors listed next to you. Treat portals and Instagram as traffic sources that point back to your site.
| Factor | Listing portals and social media | Your own website |
|---|---|---|
| Reach | Large existing audience | Grows with SEO, ads and social traffic |
| Trust | You look like every other listing | Your brand, credentials and buying guide front and centre |
| Competition on the page | Competitors shown beside you | Only your properties |
| Lead ownership | Platform rules apply | Every lead in your CRM |
| Control of presentation | Fixed templates | Video, tours, payment plans, neighbourhood guides, your way |
| Cost model | Ongoing listing or boost fees | One-off build plus small renewals |
Our view: keep posting on Instagram and TikTok, keep the portals if they bring buyers, but put your website link in every bio and every caption. The website is where the serious buyer becomes a client.
How do real estate websites rank on Google in Ghana?
They rank by having a separate, indexable page for every listing and every area, fast mobile loading, proper titles and descriptions, schema markup for the business and listings, a Google Business Profile, and helpful content that answers buyers' questions.
Practical SEO for a Ghanaian property site:
- Area pages: "Houses for sale in East Legon", "Apartments for rent in Osu", "Land for sale in Kasoa", each with live listings plus original area information.
- Listing URLs that make sense: /properties/4-bedroom-townhouse-oyarifa, not /p?id=4471.
- Buyer guides: how to buy land safely, how off-plan payment plans work, renting as a returnee. These win long-tail searches and AI citations.
- Speed: compressed images, lazy-loaded galleries and on-demand tours.
- Local presence: a verified Google Business Profile with your real office address and consistent phone number.
- AI search: clear, factual pages that ChatGPT, Perplexity and Gemini can quote. Our guide to AI search optimisation covers how that works.
For the bigger SEO picture, read our Google ranking guide for Ghanaian businesses, or let our digital marketing team run it monthly from GHS 1,500.
Does a real estate website need to follow data protection rules?
Yes. Enquiry forms collect names, phone numbers, emails and sometimes ID or financial details, which are personal data under Ghana's Data Protection Act, 2012 (Act 843). Organisations processing personal data must register with the Data Protection Commission where required, and handle that data securely.
On the build side we include SSL across the whole site, a clear privacy notice, consent checkboxes on forms, restricted CRM access by role, and no storing of ID documents in email inboxes. If you collect copies of Ghana Cards or passports for tenancy checks, they live in a secure, access-controlled area, not a shared drive.
How we build your real estate website, step by step
- Discovery call (day 1–3). We learn your model: agent, developer, landlord or property manager; sale or rent; local or diaspora buyers; how many listings and agents.
- Scope and fixed quote (within a week). A written scope with pages, features, integrations and a fixed price from our published floors.
- Content plan. We list what we need from you: listing data, photos, videos, team bios, licence details, buying guide content. We give you templates so nothing is guesswork.
- Design. Mobile-first screens for the home page, search results and property page, shown to you before development.
- Build. CMS, listings database, filters, WhatsApp enquiry flows, booking, CRM connection and payment integration where scoped.
- Load your listings. We import or enter your first batch of properties, optimise every image and set up area pages.
- Testing on real phones and real networks. We test on mid-range Android phones on mobile data, because that's what most of your visitors use.
- Training and launch. Your team learns to add listings, mark sales and manage leads. We launch, submit the site to Google, and start the support period.
A Professional-package site typically launches in 2–5 weeks. A custom portal takes 6–12 weeks depending on scope.
